A finished basement that's dry, legal and built to last

Your basement is the cheapest square footage you'll ever add — the walls, floor and roof are already there. Finishing it costs a fraction of a home addition per square foot, and it can become almost anything: a family room, a guest or in-law suite, a theater, a gym, an office, or a legal rental unit. The difference between a basement you love and one that grows mold is what happens before the drywall goes up.

As your Chicago general contractor, we start with the part most finishers skip: making sure the space is dry and up to code. We fix moisture at the source, confirm ceiling height and egress, then frame, insulate, wire, plumb and finish — one team, one permit set, one schedule. Not sure your basement is ready? Try the is-it-ready checker below, or run the numbers in our basement cost calculator. Reworking the whole house, not just the basement? See our whole-home renovation page.

  • Moisture fixed first — grading, drain tile, sump and crack repair before any finishes
  • We confirm ceiling height and egress before design, not after demo
  • In-house framing crew for walls, soffits and any structural work
  • Licensed trade partners for electrical, plumbing and HVAC — coordinated, not juggled
  • We pull and manage every Chicago basement permit and inspection
  • Transparent, itemized pricing and a 5-year warranty in writing

The most popular basement project

Rec & Family Room

An open, warm living space for movie nights, playrooms and hangouts. This is the most common basement finish: framing and insulation, drywall, recessed lighting, comfortable flooring over a moisture barrier, and heat. No bathroom or bedroom means no egress window and the fastest path to done.

  • Framing, insulation, drywall & recessed lighting
  • Moisture-barrier subfloor and warm, durable flooring
  • Optional wet bar, built-ins or a play area
Typical cost$35–$75/sq ft

Space for family, or income

In-Law & Income Suite

A self-contained lower level with a bedroom, a full bathroom and a kitchenette — for aging parents, adult kids, guests, or rental income. This is the most involved basement project: it needs a compliant egress, careful sound and fire separation, and, if you plan to rent it, a check against Chicago's ADU and garden-unit rules. We tell you what's legal before you design around it. See our guide to Chicago ADU rules.

  • Bedroom with compliant egress, full bath and kitchenette
  • Sound and fire separation from the main home
  • Guided through ADU / garden-unit legality up front
Typical cost$90–$175/sq ft

Home Theater & Media Room

A basement is the ideal place for a theater — naturally dark, easy to soundproof, and out of the flow of the house. We build in wiring for projectors or big screens and surround sound, tiered or level seating, blackout finishes, and the acoustic insulation that keeps the movie downstairs.

  • Pre-wired for projector or large-format screen & surround sound
  • Acoustic insulation and sound isolation
  • Tiered seating, LED lighting and blackout finishes
Typical cost$70–$150/sq ft
Timeline6–12 wks

Your own gym, steps from the stairs

Home Gym

Basements handle a home gym well: a slab that takes the load, room for rubber flooring, and space for mirrors, racks and cardio equipment. We reinforce the floor where heavy equipment lands, add the dedicated circuits your machines need, and plan ventilation so the space stays fresh.

  • Impact-rated rubber flooring over a moisture barrier
  • Dedicated circuits and mirror walls
  • Extra ventilation and, where needed, a mini-split for climate
Typical cost$45–$95/sq ft
Timeline4–8 wks
Egress?No
Quiet, separate, work-from-home ready

Home Office & Flex Space

Away from the noise of the main floor, a basement office gives you a real door to close. We plan the lighting so it never feels like a basement, run the data and power you need, and can add a closet or Murphy bed so the room does double duty as a guest space.

  • Layered lighting so the space feels bright, not below-grade
  • Hard-wired data, ample outlets and cable management
  • Flexible layout — office by day, guest room by night
Typical cost$40–$90/sq ft
Timeline4–8 wks

Basement Bathroom

A bathroom is what turns a finished basement from “nice extra room” into true living space. Because the basement sits below the sewer, the drain usually runs through an ejector pump — unless the builder left a rough-in. We handle the ejector pit, the plumbing, the waterproofing around wet areas, and the permit.

  • Ejector-pump drainage, or we tie into an existing rough-in
  • Half bath, full bath or a suite bath with a shower
  • Proper waterproofing and ventilation for a below-grade bath
Typical add$9K–$22K
Timeline2–4 wks

The work that has to come first

Waterproofing & Egress

Before a single wall goes up, the basement has to be dry and safe to occupy. We fix water at the source — grading, downspouts, interior drain tile, a sump pump, and crack or foundation repair — and cut a compliant egress window where a bedroom is planned. Skipping this step is the number-one reason finished basements fail. If your water came from a flood or burst pipe, see our restoration & insurance rebuild work.

  • Interior drain tile, sump pump and crack / foundation repair
  • Grading and downspout fixes that stop water outside
  • Code-compliant egress window, well and cut for bedrooms
Waterproofing$6K–$15K
Egress window$3.5K–$6K

What a basement actually costs to finish in Chicago

Most Chicago basement projects run $35 to $175 per square foot — what you put in the space (a bathroom, a kitchenette, a bedroom) moves the number more than anything else. Here's how it breaks down by project, by size, and by the add-ons that so often get left out of a lowball quote.

Underpinning for ceiling height$$$ — by project

Cost drivers to keep in mind: fixing moisture before you finish, gaining ceiling height (underpinning or bench footing is a structural job), egress for any bedroom, an ejector pump for a bathroom, and Chicago permits ($500–$3,000). Planning insulation against the foundation? Our framing team's guide to framing and insulation R-values in Chicago covers what goes in basement walls.

The cheapest square footage you'll ever add

A finished basement typically recoups 60–75% of its cost in added value, and it does it at a fraction of the per-square-foot cost of a home addition, because the shell is already built. You're paying for finishes, systems and labor — not a new foundation, walls and roof. That's what makes a basement one of the highest-return projects in the house.

Just as important is what the space does for how you live: a family room that gets the kids out from underfoot, a suite that lets a parent stay close, or a legal unit that helps pay the mortgage. If a rental unit is your goal, we'll confirm what's allowed on your lot before you build.

No mystery, no runaround. You always know what's done, what's next, and who's handling it. Timeline varies by scope — a rec room moves through these phases in weeks, an in-law suite in a few months.

Licensed & insured

A licensed and insured Chicago general contractor, so your basement meets local code and your investment is protected from demo day to final walkthrough.

Moisture handled first

We fix water at the source before any drywall goes up. It's the step budget finishers skip — and the reason their basements grow mold a year later.

One team, whole project

No juggling a waterproofer, a framer, a plumber and a finisher yourself. One general contractor manages every trade on a single schedule.

Permits & egress handled

We manage every permit, drawing, egress cut and inspection so your finished basement is fully Chicago-code-compliant — and counts as legal living space.

Transparent pricing

Itemized estimates and clear change-order rules before work starts — so your basement doesn't come with surprise invoices halfway through.

Honest about what's legal

If you're dreaming of a rental unit, we tell you what's actually allowed on your lot before you design around it — not after you've spent the money.

Basement remodeling FAQs

Most Chicago basement projects run $35 to $175 per square foot depending on scope. An open rec or family room is typically $35–$75/sq ft, a full remodel with a bathroom $55–$110/sq ft, and an in-law or income suite with a bathroom and kitchenette $90–$175/sq ft. A typical 900 sq ft finished basement usually lands between $50,000 and $100,000. Waterproofing, an egress window, or raising a low ceiling are added on top. Try our cost calculator for a range tailored to your basement.

Finishing a basement means turning raw, unfinished space — bare concrete, exposed studs and ductwork — into a warm, code-compliant living area. Remodeling means reworking a basement that's already finished: updating a dated space, changing the layout, or adding a bathroom or bedroom. We do both, and the first step is the same — confirming the space is dry and up to code before any finishes go in.

Yes. Chicago requires a permit for basement finishing and remodeling whenever you add walls, electrical, plumbing, a bathroom, or a bedroom, and fees typically range from $500 to $3,000 depending on scope. As your general contractor, we pull every permit and handle inspections so the finished space is legal and shows up correctly when you sell or refinance. Read more about why permits matter.

If your basement will have a bedroom — or a legal sleeping room in an in-law or rental suite — Chicago code requires a compliant egress window or door for a safe exit in a fire. An egress window with the window well and cut typically runs $3,500 to $6,000. If you're only adding a rec room, office or gym with no bedroom, an egress window usually isn't required. We confirm exactly what your plan needs before we start.

Not until it's dry. Finishing over a basement that takes on water traps moisture behind the walls and leads to mold and ruined finishes. We fix the source first — grading, downspouts, interior drain tile, a sump pump, crack repair or waterproofing — then finish. Interior waterproofing typically runs $6,000 to $15,000. If your water came from a flood or a burst pipe, see our restoration and insurance-rebuild work as well.

Yes. Because a basement usually sits below the sewer line, a basement bathroom drains through an ejector pump (or an existing rough-in if the builder left one). A basement bath typically runs $9,000 to $22,000 depending on whether a rough-in exists, the fixtures, and how far the plumbing has to travel. We handle the ejector pit, the plumbing and the permits as part of the project.

Often, yes — but a basement apartment or garden unit in Chicago has specific legal requirements for ceiling height, egress, ventilation and a separate entrance, and the rules changed under the city's ADU (additional dwelling unit) ordinance. Whether a rentable unit is allowed depends on your ward and zoning. We'll tell you honestly what your basement can legally become before you spend a dollar. See our guide to Chicago ADU rules.

Sometimes. Chicago code generally wants at least 7 feet of finished ceiling height for living space. If you're short, options include re-routing low ducts and pipes, or, in bigger projects, underpinning or bench footing to lower the floor and gain height — a structural job that adds significant cost. We measure your real clear height and tell you which rooms will feel comfortable and what, if anything, it would take to gain more room.

An open rec or family room typically finishes in 4 to 7 weeks. A full basement remodel with a bathroom runs 6 to 10 weeks, and an in-law or income suite with a bathroom and kitchenette takes 10 to 16 weeks. Waterproofing or an egress window adds time up front. We break every project into four phases — assessment, permits and prep, framing and rough-in, and finishes — so you always know where the project stands.
