Every home addition and renovation estimate from Bofran Builders lets you choose a finish tier — Essential, Standard, or Premium. This guide breaks down exactly what changes at each level, by category, with real examples and price impact, so you know what you're picking before you pick it.
Finish tier is a materials choice, not a workmanship choice
When we say "tier," we mean the grade of materials, fixtures, and finishes selected for your project — cabinetry, countertops, flooring, plumbing fixtures, lighting, and hardware. We don't build framing, electrical, or plumbing rough-in any differently across tiers; those follow the same code and the same standards no matter what you choose.
What changes is what you see and touch every day: a laminate counter versus a quartz counter versus natural stone, a stock cabinet box versus semi-custom versus full custom. Picking the right tier for each room is usually the single biggest lever on your total project cost — bigger than square footage in many cases.

Finish level FAQs
"Builder grade" is the common name for our Essential tier — the standard-spec materials and fixtures that most production homes ship with. There's nothing wrong with builder-grade finishes; they're durable and code-compliant, they're just simpler in style and options than Standard or Premium selections.
Yes, for most Chicago neighborhoods. Standard finishes (quartz counters, semi-custom cabinets, engineered hardwood) match what buyers expect in a recently renovated home. Premium finishes tend to pay off most in higher-end neighborhoods or on kitchens and primary baths, where buyers notice materials first.
