Every commercial construction estimate from Bofran Builders lets you choose a finish tier — Essential, Standard, or Premium. This guide breaks down exactly what changes at each level, by category, with real examples and price impact, so you can put your tenant improvement budget where it counts.
Finish tier is a materials choice, not a code choice
When we say "tier," we mean the grade of materials, fixtures, and systems selected for your buildout — flooring, ceiling systems, lighting, restroom fixtures, door hardware, and wall finish. Life-safety code, ADA compliance, and MEP (mechanical, electrical, plumbing) systems are built to the same standard no matter which tier you choose.
What changes is what your clients, customers, and staff see and touch every day: sealed concrete versus carpet tile versus porcelain tile, a standard ceiling grid versus a designer architectural ceiling. Picking the right tier for each area of your space is usually the single biggest lever on your total buildout cost.

Finish level FAQs
"Base building" or "builder grade" is our Essential tier — clean, functional, code-compliant finishes with no upgrades: sealed concrete or VCT flooring, exposed or painted ceiling grid, standard LED strip lighting, and code-minimum restroom fixtures. It works well for back-of-house, storage, or warehouse space that customers and clients never see.
For most offices and retail spaces, yes. Standard finish (carpet tile or LVT, acoustic ceiling tile, recessed LED lighting, mid-grade fixtures) reads as professional and put-together. Premium finish tends to pay off most in lobbies, storefronts, and hospitality spaces where first impressions drive business.
In our cost calculator, Premium runs about 20% above Standard pricing, and Essential runs about 10% below it. On a $200,000 buildout, that's roughly $180,000 for Essential, $200,000 for Standard, and $240,000 for Premium — the same scope and code compliance, different material and fixture selections.

No. Life-safety code, ADA compliance, structural work, and mechanical/electrical/plumbing systems are built to the same standard regardless of finish tier. Tier only changes the visible materials and fixtures — flooring, ceilings, lighting, restroom finishes, and hardware — not the underlying construction quality.
