A steel stud is the same today as it will be in thirty years: dead straight, dimensionally exact, noncombustible, and completely uninteresting to water and insects. That's why commercial construction standardized on it — and why it's quietly useful in more residential spots than most homeowners hear about.

We run two kinds of steel. Light-gauge (cold-formed) metal studs frame the partitions, ceilings, soffits and fire-rated walls of nearly every commercial build-out we touch. Structural steel — beams, columns, flitch plates — carries the loads that lumber can't, most famously when a load-bearing wall needs to disappear from an open floor plan. In the right wall it's perfectly good engineering; in the wrong wall it's a flimsy shortcut. The difference is knowing which wall is which, and that's an estimating decision, not a job-site guess.

Straight on day one — and day 10,000

Steel studs have no crown, no twist, no knots and no moisture to lose. The wall you inspect at framing is the wall you own forever. For long sight-lines and cabinet runs, that's worth real money.

Noncombustible

Steel doesn't burn, which is why fire-rated assemblies, corridors and many whole buildings require it. On rated walls we build the exact UL-listed assembly — the rating lives in the recipe, not the material alone.

Nothing to rot, nothing to eat

Galvanized steel is immune to rot, mold food and termites. Against basement foundation walls and in damp spaces, that immunity is the whole argument — wood down there is a science experiment on a timer.

Fast, repetitive production

Screw-together assembly, no culling, no cutting surprises: partition runs go up at 300–600 linear feet a week. On commercial schedules, that pace is what keeps the drywaller — and your opening date — on time.

Light weight, exact dimensions

A steel stud weighs a fraction of its lumber cousin and arrives at exactly the size on the label. In elevator-only downtown buildings, material that one person can carry matters more than you'd think.

Steel conducts heat, so exterior walls need thermal-break detailing; it costs more than wood in houses; and hanging heavy things needs backing planned ahead. We design around all three — and tell you when they tip the answer back to wood.

When a floor plan wants to open up, the load doesn't go away — it moves into steel. Beams, columns, flitch plates and moment connections are how modern remodels get big openings out of old structure.

This is engineer-coordinated work: the beam gets sized on stamped drawings, the load gets shored while it transfers, bearing gets traced down to footings, and the city inspects the result. Steel framing FAQs

By the wall: standard metal stud partitions run $18–$28 per linear foot, furring over masonry $12–$20, and fire-rated demising walls $30–$60 depending on the rating (framing labor and material). At commercial scale, steel partitions price comparably to wood — steel's material premium is offset by faster, more predictable assembly. For whole houses, wood stays meaningfully cheaper, which is why we still frame homes in lumber.

The building code assigns every building a construction type, and noncombustible types — common in commercial buildings — require steel framing for interior work. Fire-rated corridors, demising walls and shaft enclosures typically mean steel as well. In houses and small residential buildings, steel is optional rather than required — useful in basements and for long spans, but a choice, not a mandate. We check the base building drawings before quoting, so the material is decided by code, not habit.

Interior steel studs are galvanized — zinc-coated — and in a dry interior wall they simply don't rust. The caveats are real but narrow: persistent water exposure (a chronically leaking wall) and cut edges in genuinely wet environments need detailing. In the damp-adjacent places we recommend steel — like basement furring — it's precisely because steel shrugs off the humidity that would feed rot and mold in lumber.

It can, and occasionally it should be — but usually only in parts. Whole-house steel framing costs more, conducts heat through exterior walls (a real penalty in Chicago winters) and complicates the work of every trade used to lumber. Where steel shines in a house: basement walls against foundation concrete, arrow-straight feature walls and ceilings, and structural beams. Our honest default for houses remains wood, with steel where it earns its place.

Yes. Load-bearing wall removals, widened storefront openings, floor re-supports and mezzanines all run through structural steel, and we install it as part of our framing work: engineer-sized on stamped drawings, shored during the load transfer, bearing traced to footings, city-inspected. Typical installed cost for a steel-beam wall removal runs $8,000–$25,000 depending on span and what's above it.

Steel conducts heat roughly 300 times better than wood, so an uninsulated steel stud in an exterior wall becomes a thermal bridge — a cold stripe you can sometimes see telegraphed on a winter wall. The fixes are standard: continuous exterior insulation over the studs, insulated cavity detailing, or simply using steel where the issue doesn't apply — interior partitions, which is where most steel framing lives anyway. We detail for Chicago winters either way.

A fire rating belongs to a listed assembly, not to the studs alone: a specific tested recipe of stud size and spacing, gypsum board type and layers, fasteners and head-of-wall detail, published under a UL listing. Build the recipe exactly and the wall earns its 1-hour or 2-hour rating; substitute an ingredient and it doesn't, even if it looks identical. We build rated walls to the listing and keep the documentation for the inspector and your records.
